Selling a home is a very big financial decision that requires assistance from a professional real estate agent to handle it efficient and fast as possiable.

Here are some tips to get your house ready to sell (we’ll give you more when we meet in person)

  • When selling real estate you need to disconnect your emotions. You need to think of your house as a marketable commodity. Property. Real estate. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.
  • Price your house right! If your property is priced too high, potential buyers may be scared away. To determine the best asking price review the cost of recently sold homes, evaluate the competition and study the marketplace. Ambiance Realty’s realtors are trained to use this information to help you reach the right price.
  • You want the buyer to imagine owning the home. You don’t want to make the buyer feel like an intruder.
  • If weather permits, open the windows — if there is too much noise outside, close them. And if it’s cold enough to wear a sweater to stay warm, turn on the heat. You want the temperature inside to be comfortable and to give the buyer more of a reason to linger, especially on hot or cold days!
  • Open all the window coverings to let in light. Keep blinds partially closed that otherwise show undesirable outdoor scenery such as a dilapidated fence or a nearby structure that obstructs views. If you have seasonal photographs showcasing flower gardens, leaves bursting in color or a snow-covered lawn twinkling from street lights, then display them in a prominent position. Turn on every light in the house, including appliance lights and closet lights. Brighten dark rooms with few windows by placing spot lights on the floor behind furniture.
  • Curb Appeal is very important! Many Buyers and even real estate agents will drive by a property and judge it by its exterior. Unless you are selling the property as a tear-down for land value, investing in the homes exterior is very important. If you are selling a house, paint the exterior if necessary. Also, spruce up the landscaping. You can plant a few flowers, trim trees, take out unattractive plantings or re-sod the grass. Landscaping is relatively inexpensive and can give a property a newer, more modern look quickly. If you live in a condominium complex, you can also add appeal by putting colorful potted plants on your patio or balcony and sometimes even on you front porch. Make sure the lobby, garage and common areas are neat and clean. Buyers will also evaluate your unit by the condition of the complex.
  • Make it look like a Model Home. Homes that are nicely decorated and stylishly furnished will sell faster. Take out all of the clutter. Rooms should appear open and airy with minimal furniture and stylish accessories. Even an awkward floor plan can made attractive with the right furnishings.
  • Remove the Clutter. Almost everybody has clutter. It can include momentous from trips, collections of items, stacks of papers, extra toys, kitchen countertop appliances and excess furniture. Clutter distracts Buyers and may even make the house look smaller. For the sales period, try to remove all of the “clutter” items that you can live without. Remember, once you move to your new home, you can put them all out again. Below are some examples: *Kitchen: Try to remove everything on the countertops, even the small appliances, and place them in a cabinet or storage area. Start using up stored food (since you will be moving soon). Make sure the area beneath the sink is accessible for the Buyer’s inspection. *Bedrooms: Remove all excessive furniture and accessories and give the room a sense of openness. Remove all items from the tops of dressers and nightstands, except for a few stylish accessories. *Closets: Try and store any extra clothes, shoes, toys, linens, etc. that you are not using. This will reduce the look of crammed closets. *Bathrooms: Keep toothbrushes, cosmetics, colognes and other toiletries off the countertops and place in drawers or cabinets. Try to remove most shampoos and conditioners from the shower and tub areas as well.
